Performance, Pricing and Timeframe

BASIC SERVICES

Within seven (7) Days after receiving the Initial Payment, David Watkins Home Design will begin to perform the following:

 

PHASE I: DESIGN CONCEPT

The Designer will interview the Client and other parties designated by the Client to determine the applicable restrictions, objectives and priorities of the project and shall verify those restrictions, objectives and priorities with the Client.

 

PHASE II: SPACE PLANNING

Based on the approved written Program, the Designer shall prepare for the Client’s approval Layout Sketches showing the recommended space-allocation and functionality of the Design concept. Layout Sketches include a site plan and floor plans.

The Client may request revisions to the Layout Sketches by submitting to the Designer a Red-line Set consisting of the Designer’s Sketches with added notes from the Client offering guidance. The Client must transmit all requests for revisions in written form. During the Space Planning Phase, the number of notes and revisions within each Red-line Set is not limited in number, scope or variety.

Within two weeks after receiving a Red-line Set from the Client, the Designer shall submit for the Client’s approval a revised set of Layout Sketches based on the revision notes provided by the Client in the Red-line Set.

Three Red-line Sets are included as a ‘Basic Service’ in during the Space Planning Phase. Additional Redline Sets are included in the ‘Additional Services’ section.

PHASE III: DESIGN DEVELOPMENT

Based on the finalized Layout Sketches, the Designer shall prepare Design Development Drawings that fix and describe the appearance and general character of the Project. Design Development Drawings include a Site Plan, Floor Plans, Elevation drawings and a Roof Plan.

The Client may request revisions to the Design Development Drawings by submitting to the Designer a Red-line Set consisting of the Designer’s Drawings with added notes from the Client offering further guidance. The Client must transmit all requests for revisions in written form. During the Design Development Phase, the number of notes and revisions within each Red-line Set are not limited in number, scope or variety.

Within three weeks after receiving a Red-line Set from the Client, the Designer will submit for the Client’s approval a revised set of Design Development Drawings based on the revision notes provided by the Client in the Red-line Set.

Completed Design Drawings finalized by the Client will be delivered via e-mail.

 

PRICES

$3.75 per square foot of air-conditioned space (living space)

35 cents per square foot of un-conditioned space (garage, storage)

25 cents per square foot of covered outdoor living spaces (covered patios, decks)

Transmittal of CAD electronic files $25 flat fee

 

AN INITIAL PAYMENT of 30% of the total estimated square footage retains services.

Remaining payment due within 30 days from completion.
